We can carry out periodic property visits and report back with any concerns, recommendations or maintenance points.
4. Viewings & Tenant Selection
All viewings are accompanied and tenants are carefully assessed. We focus on finding reliable, suitable tenants not just filling the property quickly.
5. Compliance Support
We help keep key documents, safety checks and tenancy requirements organised, with reminders when renewals or updates are needed.
6. Clear Updates & Reporting
You receive clear communication, updates and records so you know what is happening with your property.
7. Simple Fees
Our fee is charged at 6% of the monthly rent and can be invoiced monthly or quarterly, depending on your preference.
Please note: Rolland Estates does not collect rent. Rent is paid directly from the tenant to the landlord each month.

What are your business hours?
We don’t operate to strict office hours. We aim to be available whenever our landlords and tenants need us, providing responsive support throughout the week. For emergencies, we’re available 24/7.
How much does property management cost?
Our management fee is 6% of the monthly rent, with invoices issued monthly or quarterly depending on your preference.
Do you collect rent?
No. Your tenants pay rent directly into your nominated bank account each month, allowing you to retain complete control of your rental income while we manage the day-to-day tenancy.
Can I use my own contractors?
Absolutely. If you already have trusted contractors, we’re happy to work with them. Alternatively, we can recommend reliable local professionals.
How often are inspections carried out?
Routine inspections are arranged periodically throughout the tenancy, with a written report and photographs provided where appropriate.
What happens if a tenant reports a repair?
The tenant contacts us directly. We’ll assess the issue, arrange quotations where necessary, coordinate contractors and keep you informed throughout.
Will I approve repair costs?
Yes. Unless it’s an emergency where immediate action is required to protect the property or ensure tenant safety, we’ll always seek your approval before instructing works.
Can you manage a property with existing tenants?
Yes. Whether your tenants are already in place or moving in soon, we can take over the ongoing management.
Do you manage multiple properties?
Yes. Whether you own one rental property or an investment portfolio, we can tailor our management service to suit your needs.
Is there a minimum contract period?
